Hello and welcome to our home on Hornby Island! We hope you have a fantastic time and want to thank you for choosing to stay with us. This online manual contains information about our house and cabin and the island. We've tried to assemble relevant details that will help to make your stay just a little more enjoyable or gives you a place to turn to in time of question. Please always feel free to contact us if you have a question that hasn’t been addressed or think something should be included for future guests. Fire Safety
Fire extinguisher location: House: Side of kitchen island; on wall prior to master bedroom entry; in second bedroom Cabin: On wall beside entry door Outdoor fires: Obey all island fire regulations posted upon island arrival and by fire hall. When in doubt please call the Hornby Island Fire Department. Please extinguish all fires when not attended.
Wildlife - Deer
Deer pass through our property on almost a daily basis. Please do not approach the deer and ensure that all garden gates are kept closed. If a deer has entered the garden, try to open all gates without frightening the deer and let the deer find its own exit. A frightened deer will charge into and through the fence.
Know Our House Rules
HOUSE RULES & RENTAL TERMS
- 50% rental deposit is non-refundable for cancellations less than 2 weeks prior to arrival.
- Check-in after 4 pm.
- Check-out before 11 am.
- KEMA House: 4 individuals maximum (strictly enforced)
- KEMA Cabin: 2 individuals maximum (ask about additional children)
- No pets.
- Absolutely no parties. Property is monitored.
- No illegal activity anywhere on the property. This includes illegal internet downloads.
- Strictly no smoking anywhere on the property.
- If you break or damage something, please be so kind as to let us know and if possible try to make arrangements for replacement or repair.
- NOTHING may be flushed other than bodily waste & toilet paper. NO WIPES or FEMININ PRODUCTS!
- No grease, coffee grounds or inorganic liquids down any drain.
- Do not leave food outside or keep doors open. This will attract uninvited pests.
- Keep all gates closed. ALWAYS. Deer will take any opportunity to eat the garden and will charge when frightened.
- Towels are not to be used as beach towels & please respect our linens. We are not a hotel that can afford to regularly replace soiled items.
- Guests must remove their garbage from the property at the end of stay.
- It is expected that the house & cabin are left in a state similar to that upon arrival.
Before You Leave Home
What to Bring
Depending on where you call home, you may not be aware of Hornby Island's climate and how to prepare based on the season of your stay. In general Hornby Island has a very mild and temperate climate and as such the outdoors can be enjoyed most anytime. The seasonal descriptions below should help you decide how to prepare and what to bring. Summer Hornby summers are typically quite dry with little or no rainfall, yet there is rarely oppressive heat or humidity. Temperatures are comfortable, often between 21-29 Celsius. As such, Hornby is a bit of a beach , mountain bike and general outdoor recreation Mecca in the summertime. Bring beach and recreational wear and perhaps a little something warmer for the cooler evenings. Fall & Spring Fall and spring are quite variable and you are subject to luck. Shorts are worn as early as March, yet there can be days in early June that mirror those in February. Temperatures are usually comfortable, usually in the range of 10-18 Celsius Check the weather, dress in layers, and be prepared for anything. Winter Hornby winters are mild. Snow is a usually a once-every-winter phenomenon (the region therefore becomes somewhat paralyzed with each infrequent dusting). More typical is a steady and persistent rainfall often accompanied by breeze or an occasional heavy wind. Most people will be happy wearing a warm wind and rainproof jacket. Something like a down parka and woolen hat will rarely be needed. Dress in layers, including a sweater, and you should be fine. Due to Hornby's northern location, the sunlight hours are very short in winter. Rain? What about the West Coast rain that everyone talks about? It turns out that Hornby is not really that rainy compared to many other West Coast locations. Nevertheless, while the volume of precipitation is moderate, Hornby can be dark and overcast for a long stretch (from November through April). It will rarely pour, but will often feel wet. "Hornbyites" deal with this and you'll see people outside in all weather with very rarely an umbrella in sight. The saying goes that if you see people in Seattle umbrellas, they are not locals. A lightweight hooded windbreaker/raincoat will usually do the trick, and should definitely be on your packing list. Other Items Jeans and sneakers or hiking boots... Bring some sweaters, a sweatshirt, jeans, that windbreaker noted above, and a small collapsible umbrella if you insist. In the summer, bathing suits are probably a must. Bikes, kayaks, standup paddle boards and some other recreational gear can be rented on the island - see or explore Hornby section. Check out what we provide in our house and cabin to help you decide what else needs to be packed.
What We Provide
Our house and cabin will be stocked with most of what you need for your stay. Bring your clothes, your toiletries, your recreational gear, and just about anything else you need will be here as per our list below! If you run out of any consumable items, you can easily replace them at the Hornby Island Co-Op or at the Ford's Cove general store.

Arrival
Parking
On arrival and during your stay, please park as follows: Cabin: in the designated cabin parking spot. Please avoid parking in front of the house garden gate. House: in the house carport area.
Gates & Doors
Please remember to keep gates and doors closed. Wildlife is still abundant on Hornby and deer love gardens and will take any opportunity that presents itself to enter. Likewise rodents do not seem to shy away from entering an open door.
House Access
There are 2 options to enter the house as noted below. Entry methods: 1. Door keypad: a. Enter the code that was emailed to you. b. Press the button below the number keys and the door should unlock. c. If a mistake is made press the button below the number keys and start over. d. When leaving the house, press the button below the number keys to lock the door. e. The code above will only be active during your stay. If the door fails to unlock after you have typed your code into the Smart Keypad, pay attention to the number of buzzes. Functionality is built into the Smart Keypad to help diagnose potential issues. If the keypad buzzes once after the code is entered and the door fails to unlock, the code was entered incorrectly. Try the code again to unlock the door. Keypad entry codes must be between 4 and 6 digits. If the keypad buzzes twice after a code is entered and the door fails to unlock, this means the keypad is not communicating with the lock. A reset should fix this issue, but as this is not possible without management access, please follow the lockbox instructions below. 2. Lockbox (right side of door when facing door) & key: a. Enter the code that was emailed to you. b. Push the “Open” tab down and pull the lock box lid forward. c. Remove the key and close the lockbox. d. At the end of your stay, please return the key to the lockbox if it was used and set the code to “0000”. e. If you have any trouble with this procedure, please just leave the key placed in the door lock or on the kitchen/dining room table.
Cabin Access
The cabin key will be located in a lockbox mounted to the top left hand side of the cabin door frame (It could also be that our cleaner has left the key inserted in the cabin door lock). To open: 1. Enter the code that was emailed to you. 2. Push the “Open” tab down and pull the lock box lid forward. 3. If a mistake is made press the “Clear” tab to clear the incorrect code. Repeat if required. 4. Remove the key and close the lockbox. At the end of your stay, please return the key to the lockbox: 1. Open the lockbox as described above. 2. Place the key in the lockbox. 3. Enter the code that was emailed to you. 4. Place the lid on the box, push the “Open” tab down and press the lid into place. 5. Release the “Open” tab. The lockbox should be locked. 6. Do not force the lid closed in case the key is somehow not placed flat into the box! If you have any trouble with this procedure, please just leave the key placed in the door lock.
Fire Safety
Upon arrival: 1. Locate fire extinguishers - see our Emergency & Safety section. 2. Know where to find emergency numbers and whom to call - see our Emergency & Safety section.
WiFi
Both the house and cabin have their own WiFi network. House network ID: KEMAHouse House WiFi password: KEMAHouse Cabin network ID: KEMACabin Cabin WiFi password: KEMACabin Please note that Hornby is prone to Telus outages. Sometimes the house & cabin networks do not initialize properly after an interruption. If a WiFi connection is not possible, disconnect the modem from its power source, wait a minute and then power it up again. Please contact us If WiFi issues continue to exist.
During Your Stay
Drinking Water
The tap water is from our own well - there is no public water service on Hornby. The water is safe to drink but will sometimes have a sulfur-like smell and taste. To get rid of this we typically fill one or more water containers, let the water rest for two days and the smell and taste will be gone. The alternative is to bring your own bottled water of buy some from the Co-Op.
Cleaning Utensils
A vacuum cleaner, broom, mop, etc. can be found in the front entrance closet. Please leave the house in a state similar as to you found it upon your arrival.
Garbage
All garbage needs to be removed from the property at the end of a stay and taken from the island or brought to the Hornby Island Recycling Depot found on Central Road on the way to the Co-op. Larger garbage and recycling bins for temporary storage of garbage until departure are located in the carport area facing the house. Always ensure that garbage is not left outside in just plastic bags or left unsealed. Doing so will attract rodents and possibly other wildlife!
Consumables in the Kitchen or Elsewhere
A number of consumable items have been left in the home for your use and convenience. This includes spices in the kitchen and propane for the BBQ. Please feel free to replace items you use up so that guests following you are shown the same courtesy. Propane is available at the Co-op service station.
BBQ
A propane BBQ is located on the front deck of both the house & cabin. The BBQ utensils are stored in the drawer underneath the kitchen stove. Please ensure that the BBQ, especially the grill and diffuser are left cleaned. This means scrubbing the surfaces and ensuring that they are free of grease and charcoal.
Propane Fireplace - House
Open the latch underneath the fireplace to find the stove controls and lighting instructions. The power bar in the entertainment closet to the right of the stove will need to be turned on for the stove fan to work.
Wood Fireplace - Cabin
The small wood stove in the cabin should always be operated with caution. When in doubt about how to use a wood stove, please use the provided electric space heater.
Deck Furniture
Please fold up the deck furniture and store it under the deck overhang in the case of rain. Please also store it again before you leave. Please close and store the umbrella in case of excessive wind and rain. During the winter and early spring seasons, deck furniture will be stored in the carport area. Please return items prior to departure.
Beach Access & Beach Towels
Beach access is across the road and to the right of the grassy area. There is a small deck above the beach. Please use your own beach towels!
Power Outage - What to Do
Hornby is known to have power outages (sometimes extended) during wind storms. To get a status update call BC Hydro as listed in the Emergency & Important Number section. Water - water pressure will diminish after a power outage. Toilets will most likely only flush once after an outage. For "emergency" flush purposes a rainwater barrel is located behind the house. Take a large pot, fill it with water and pour it into the toilet. If the water volume is enough, the toilet should flush. Restoring water pressure after a power outage. Usually the system water pressure will be automatically restored. Sometimes however the well pump does not reset. In this case the following must be performed in the house: 1. Locate the water tank closet to the right of the mater bedroom entrance. 2. Inside the front of the closet pull the silver coloured lever to the right of the grey plastic cover up for about 15 seconds. There should be a gurgling sound and you should see the pressure reading on the pressure gauge increase. 3. Wait for about 5 minutes to let the water pressure build up to full pressure. The house & cabin should once again have flowing water. The main water shut-off is the black coloured hand wheel to the left of the red one. There should be no need to operate this valve.
Thrown Breakers
If a breaker is thrown for some reason, please proceed as follows: 1. The breaker panel for the cabin is beside and above the bar fridge. Open the panel and reset the tripped breaker. 2. The breaker panel in the house is in the locked housekeeping area. Please call housekeeping for assistance. House: please only operate one countertop electrical appliance at once! The kitchen breaker will, for example, usually trip if the microwave and toaster are used at the same time.
Home Entertainment Centre
The house entertainment centre is located in the closet beside the propane fireplace. The following instructions are also posted inside of the door and should provide a good guideline on how to use the provided equipment.
Turn on the Power Bar(s) if they have been turned off – The main power bar is located under the printer. Power also needs to be on to operate the fireplace fan.
TV
- There is no cable TV.
- The TV does have a variety of apps that provide internet based viewing content. Press the “V” button at the centre of the TV remote to view options in this regard.
- The TV Quick Start Guide has been left on top of the DVD player. Please return it to this location for other guests.
DVD / CD
- Turn on the Onkyo Receiver if you wish to have “bigger” stereo sound. Turn on both the “Main Power” and “System Power”
- Select “Tape 1” as the source.
- Select “AV2” on the small AV select box
- Turn on the Toshiba DVD/CD player.
- Turn on the TV if watching a DVD.
- Press the “Input” button on the left corner of the TV remote control and select “HDMI-1”.
- Insert the DVD or CD and select “Play” on the Toshiba player or use the Toshiba remote control to control further playback options for the DVD or CD.
- The volume needs to be controlled manually on the Onkyo receiver.
VCR
- Turn on the Onkyo Receiver. Turn on both the “Main Power” and “System Power”
- Select “Tape 1” as the source.
- Select “AV3” on the small AV select box
- Turn on the Sharp VCR player.
- Turn on the TV.
- Press the “Input” button on the left corner of the TV remote control and select “COMP”.
- Insert the VCR and select “Play” on the Sharp player or use the Sharp remote control to control further playback options for the VCR.
- The volume needs to be controlled manually on the Onkyo receiver.
Cassette
- Not connected.
Mobile Device with Headphone Output
- Turn on the Onkyo Receiver. Turn on both the “Main Power” and “System Power”
- Select “Tape 1” as the source.
- Select “AV1” on the small AV select box.
- Turn the volume of the mobile device to the maximum level.
- Set volume manually on the Onkyo receiver to the desired listening level.
- Volume can now be controlled on mobile device or Onkyo receiver.
Mobile Device with Bluetooth
- Turn on the Onkyo Receiver. Turn on both the “Main Power” and “System Power”
- Select “Tape 2” as the source.
- Turn on Bluetooth on the mobile device and scan for nearby devices.
- Press the scan button on the Logitech Bluetooth receiver, which is mounted on the wall above the small AV select box.
- Once the mobile device has been paired with the Logitech Bluetooth receiver, turn the volume of the mobile device to the maximum level.
- Select and play music on the mobile device.
- Set volume manually on the Onkyo receiver to the desired listening level.
- Volume can now be controlled on mobile device or Onkyo receiver.
- Since more amplification is usually required using the Logitech Bluetooth receiver, please return the volume on the Onkyo receiver to zero before selecting a different source.
Internet
- Wired, via yellow network cable – Connect a laptop via the provided network cable. Most systems should recognize the network connection and connect automatically.
- Wi-Fi – Connect a Wi-Fi enable device to the KEMAHouse Wi-Fi network. The network will either be set to not require a password or to require the password: KEMAHouse.
- Wired, via the provided USB cable connected to the back of the printer – Connect a laptop to the USB cable. Most systems should automatically recognize the new device. A printer diver may need to be downloaded from the Cannon website.
- Wi-Fi – Search for new devices on a laptop. The Cannon printer has an active Wi-Fi connection and should be recognized as an available device. Select the printer and print.
- Some paper and the existing print cartridges have been provided, but will not be replenished in case they run out. The printer should only be used when necessary!
If there is no sound
- Ensure that both the “Main Power” and “System Power” have been pressed on the Onkyo receiver.
- Ensure that “Tape 2 Monitor” is not active.
- Ensure the “Speaker A” has been selected.
- Ensure that the correct source has been selected on the small AV select box.
- Ensure that there is power to the desired source and that the device has been turned on.
- Ensure that the volume is not set to zero.
If there is no Internet
- Cycle the power to the router by turning the main power bar under the printer off and then on after about 30 seconds.

Departure
Check-Out Time
11:00 am or earlier. If you need a later check-out, please contact us.
Departure Checklist
The general expectation is that the house and/or cabin will be left in close to the same condition as upon check-in. The following check-list should help in providing some guidance regarding what should not be forgotten.
- Place all used towels in the bathtub
- Wash all dishes, clear the dishwasher, and return everything to its place.
- Ensure that the fridge and freezer are left empty.
- Ensure that the BBQ has been cleaned and that the propane valve is closed.
- Swipe, wipe and vacuum as necessary. Cleaning utensils, including a vacuum are left in the house entry closet and beside the wood burning stove in the cabin.
- Remove and take all garbage with you or bring it to the Hornby Island Recycling depot. If this is somehow impossible, then please leave an envelope addressed to housekeeping with $50 on the dining table. We ask this because Hornby Island does not have a public garbage disposal service.
- Ensure that all faucets are off
- In winter, turn thermostat down to about 10 degrees
- Turn off all lights
- Ensure that all appliances are turned off.
- Triple check the house to ensure you have not left anything behind, including phone chargers, laptop cords, jewelry, passports, wallets, clothing, and toys
- Please close all windows and doors and ensure that all garden gates are closed.
- If a key was used for access, then please return it to the lockbox.
Recycling Depot & Free Store
Instead of just taking your garbage with you, we recommend that you bring it to Hornby's Recycling Depot with its beloved Free Store. Hornby Island recycles more than 70% of its waste stream and a visit to the depot is a great lesson in what could be done in other communities as well to lessen our load on our planet.
